Site Superintendent

COMMERCIAL CONSTRUCTION SUPERINTENDENT

This is an immediate hire position that requires on site field work at multiple project sites in and around Loudoun County and the surrounding areas. Salary is based upon individual qualifications and previous experience. 5+ years of experience in Commercial Construction is preferred, however we are willing to provide training for the right candidate with the right attitude and skills. Knowledge of basic building process, construction management, submittals, cost estimating, blueprints, drawings and materials required. Responsibilities & Duties:

Major responsibilities include but are not limited to:


• Schedule subcontractors, consultants, and vendors for multiple projects simultaneously to ensure timely completion

• Establish detailed cost budgeting and track financial performance of both current and potential projects

• Managing and coordinate all bids, cost estimating, written proposals, and submission of documents

• Perform quality control duties and responsibilities regarding the work being performed

• Ensure that subcontractors are fully executing and complying with the contracted scope of work

• Coordinate required inspections with local jurisdictions

• Identify subcontractor non-compliance with safety, health, and environmental quality standards

• Identify conflicts in construction progress and communicate them to project team for resolution

• Maintain detailed reports of activities on the jobsite and submit daily

• Perform Superintendent duties at multiple job sites, simultaneously

• Ensure subcontractor has corrected all deficiencies identified by project team

• Walk all units on project daily to monitor activities and assist in future planning

• Preside over weekly subcontractor meetings designed to coordinate the work

• Issue notices of non-compliance to subcontractors regarding quality of work or scheduling

• Ensure that the job site is always kept in a clean and organized manner

• Perform job progress and completion punch list identification and completion

• Assist in budgeting, bidding, and award of subcontracts

• Assist in obtaining permits or approval of revisions

• Gather project material submittals and maintain records of approvals at the job-site

• Preside at pre-construction meetings, coordinate subcontract agreements

• Opening the job site at beginning of the day and securing the job site at the end of the day

Education, Qualifications and Skills:

• Bachelor’s degree in architecture, construction management, or equivalent experience

• 3-6 years of experience producing commercial, government or related construction projects

• Must speak fluent English, bi-lingual (Spanish) a plus

• Must be authorized to work in the USA; sponsorship is not available for this position

• Extensive knowledge of the commercial architecture and/or design industry including materials, furnishings and construction methods relating to commercial and government architecture

• Broad knowledge of building systems, codes, blueprint reading, and ADA requirements

• Proven ability to write and negotiate contracts, estimates, and proposals for services, consultants and contractors

• Provide direction to and resolve problems amongst 30+ subcontractors and vendors

• Ability to identify deficient work and provide resolution

• Knowledge of technology and ability to communicate using the following tools: telephone, written logs, email, computer, mobile, tablets, Microsoft Office, cost estimating software, and/or openness to learn and utilize new technology

• Physically lift up to 50lbs., endurance and ability to visit entire job site, including stairs or other elevated structures, working in exposed conditions including outdoors, in heat, direct sun, rain, and other weather
